 A buyers' broker, unlike a real estate agent in most cases, is required only to represent the interests of the home buyer. This makes a difference in terms of whether an real estate agent broker is trying to get a better deal for the buyer or the seller. For example, in instances where you, the home buyer, make an offer but are willing to go higher if necessary, a buyers broker is not required to disclose that fact to the home seller or their representative, therefore improving your chance of getting the home for the lower price. This can be particularly helpful for the first time home buyer.
Buyers' brokers are no different from realtors in terms of professionalism, and in fact can receive the designation of Accredited Buyer Representative (ABR) from the National Association of Realtors. This is your best bet for receiving fully qualified representation for your home buying experience. ABRs receive special training in all areas of representing the buyer, including negotiating throughout the process of viewing and making an offer, completing the full sales agreement, arranging financing terms, fees for inspections, closing costs, all paperwork, and conflict management.
When going through the home buying process, you can sign a buyers agreement with a real estate agent broker securing their services as an advocate and representative on your behalf. Or, you can work with a transactional broker, however this is not the same as advocacy, and you assume all risks should something go sour. For these reasons, it is recommended that you choose to work with a buyers' broker right from the beginning and eliminate the problems you may run into on your own, or without adequate representation. Like other forms of representation, your buyers' broker fees are typically still paid by the seller as part of the closing costs, so it makes sense to take advantage of their services and ensure your needs and rights as the buyer are fully covered.
